RP Data-Rismark.的数据显示,整个澳洲今年年初直至7月底以来的七个月中,房价已上升5.9个百分点;截止到八月份,全澳房地产价格已上涨7.9%。其中墨尔本是市场最强劲的都市,涨幅达11.6%,平均成交价为$467,280。
墨尔本房价在接下来三年里到2012年房价预计将会上升19个百分点;悉尼和阿德莱德房价上升幅度将会维持在现在的水平;而布里斯班、伯斯和达尔文将分别上再升16个、12个和11个百分点。
租房市场的价格也仍将维持在一个较高的水平,因为直至2010年澳洲租房需求将还有大约5个百分点的上升空间。
澳大利亚官方调查显示,房产投资者们的贷款也正渐渐恢复。据报道,七月到八月的一个月间投资者的贷款相对于今年一月份已经上涨了超过40%。

Recently released figures from RP Data-Rismark shows gains in residential property prices in nearly all capital cities, while forecasters such as BIS Shrapnel are predicting prices will continue to rise during the years ahead.
The average price of a home rose by 5.9 per cent across the country in the seven months to the end of July according to RP Data-Rismark.
The growth is reported to be widespread, up market suburbs as well as first-home buyer territory.
BIS Shrapnel expects prices to move ahead slowly with a return to double-digit growth in residential property prices in the 2011/12 financial year.
Melbourne house prices are expected to increase by 19 per cent over the three years to June 2012. Sydney and Adelaide house prices are expected to experience the same rate of growth during that period.Brisbane house prices are tipped to rise by 16 per cent, Perth by 12 per cent and Darwin by 11 per cent.
This is widely seen as the beginning of a long housing growth period due to Australia’s economic recovery.
Rental yields remain high with rents expected to increase by around 5 per cent during 2010.
Australian Bureau of Statistics figures show that there has been a strong recovery in finance commitments taken up by property investors. Recent monthly finance commitments for investors are reported to be running at more than 40 per cent above their low of January this year.
Bricks and mortar has once again proven to be a winner for property investors.
